 Location: The Property is located on Foxen Canyon Road, approximately 6 miles east of the City of Santa Maria and approximately 2 miles northwest of the township of Garey.  The Property consists of a total of 154.3 acres according to assessor’s information, and is comprised of one APN 129-020-005.

Description: The Property consists of prime farm ground on the eastern side of the fertile Santa Maria Valley. The Property is currently farmed to 144 +/- acres consisting of vegetable crops and 18 acres wine grape vineyard which is in disarray and needs to be removed. The farming fields are split into two levels by a bench, the lower consisting of 70 +/- acres and the upper with .  The upper farm ground is mostly Pleasanton Very Fine Sandy Loam and historically has been planted to vegetable crops.  The lower farm ground is mostly Sorrento Sandy Loam and historically planted to vegetable crops, however similar textured soils in the immediate area are being farmed to strawberries.  The Property includes a 3,000 +/- s.f. metal building and 1.4 +/- acre equipment yard area. 

Water Source: There are two operating agricultural wells on the property.  On the upper level, the well was drilled in 2022 and finished to 400’ with an 8” PVC casing and estimated production at 800 GPM.  The second well, on the lower level, was drilled in 2016 and finished to 400’ with an 8” PVC casing and estimated production at 600 GPM. Both wells are plumbed together and operate an underground pressurized irrigation system.

SGMA/GSA Status: The Santa Maria Valley is not subject to SGMA regulations as it is an adjudicated basin.  The aquifer in the Santa Maria Valley is considered very good, with flood control and water releases from Twitchell Reservoir.

Structural Improvements: The Property includes a 3,000 +/- s.f. metal building and 1.4 +/- acre equipment yard area

Access: There is direct access to Foxen Canyon Road on the Property’s northern edge.

Zoning: The Property is located in an unincorporated area of Santa Barbara County, with a land use designation of Ag.

Soils: The upper farm ground is mostly Pleasanton Very Fine Sandy Loam and historically has been planted to vegetable crops.  The lower farm ground is mostly Sorrento Sandy Loam and historically planted to vegetable crops, however similar textured soils in the immediate area are being farmed to strawberries. 

Mineral Rights: The mineral rights and the right of surface entry to obtain minerals was severed from the fee interest by a deed in 1955.  Refer to Title Report.
